No plans or with plans, we have something to offer our clients.

I don’t have plans

Let’s begin our journey with the no plans example. Beginning the process with no plans means that everything can be facilitated under one roof.

An initial consultation will take place in which you will speak with Tom about your wishes for your project including a rough idea of the budget you had in mind.  This is crucial to enable the design team to design you something that is affordable and to your requirements.

A proposal is then drawn up by Olive & Umber outlining the costs for the design process and expected build costs including all professional fees to bring the client the finished project.

When the client says YES! to the proposal, this is when the fun begins. The design process begins with close communication with the clients throughout.  The key is to get the design as close as possible to being the end result so that a definitive cost is achieved before the design even goes into the planning process.

This then allows for the clients to be able to start choosing the finer details of fixtures and fittings whilst waiting for planning to be approved.  This entire process is managed by Olive & Umber.

When the planning department say YES! to the planning drawings its time to get going!

With the detailed specification drawings, O&U will manage the whole process with the design team, structural engineer and local building control to bring it all to life. This is a critical part of the process as this is where all the information retained from the preliminary meetings is used to make sure the design stands up to the budget and general requirements set by the client.

Once all the drawings have been sign off its time for the client to and over their keys!  Then it’s time for the magic to really happen!

Throughout the project communication is always open, with client onsite meetings at various points of the project as well as the option to always speak with your dedicated Project Manager.

Olive & Umber are also in charge of any inspections needed from Building Control so that’s another thing to tick off the worry list.

Olive & Umber also use a software system with client portal in order to manage any changes or additions to the job and also allows our clients to track costs and timelines throughout their project.  We really pride ourselves on this aspect of our work as communication really is the key for a smooth running job.

I already have plans

Let’s not forget those clients that already have their plans drawn and ready to go!  We would still begin like above, with an initial consultation but then this would follow on with a quote for the building works.

If it is a thumbs up from the client, then the process still follows a similar route with a lot of the finer detail decision making taking place before the project starts.  Just to make it clear, this is to benefit both parties as the more organised things are the less likely that the project will be delayed waiting for decisions to be made or materials to arrive!

It really is all in the planning.
